Carriers continue to pause new business in parts of Florida, California, Louisiana, and other disaster-prone areas. Lenders will not fund without proof of coverage. Use this checklist to keep your purchase or refi on track.
Pre-offer steps
- Ask your agent for a bindable quote before you waive contingencies.
- Confirm roof age, 4-point inspection status, and wind mitigation report needs.
- Check fire risk scores and flood zone; price a separate flood policy if applicable.
During underwriting
- Lock coverage early; get a binder with policy number, premium, and effective date.
- Provide photos and inspection reports immediately to avoid carrier withdrawal.
- Shop admitted carriers first; keep a surplus-lines backup if the primary carrier stalls.
- Confirm lender requirements for deductibles and coverage limits (replacement cost vs. ACV).
- Order a second quote with higher deductible to control premium if rates jump last minute.
If a carrier exits mid-deal
- Ask for an extension based on insurance market conditions; provide documentation.
- Move to a surplus-lines carrier; expect higher deductibles and more exclusions—clear them with your lender.
- Consider force-placed alternatives only as a last resort; they are expensive and limited.
After closing
- Calendar renewal 60 days out; start re-shopping if rates spike.
- Complete mitigation items (roof straps, defensible space, leak sensors) and request a mid-term re-rate.
- Bundle flood and home if available; some carriers reopen for bundled policies first.
