Pennsylvania Property & Deed Records
In Pennsylvania, the Recorder of Deeds in each county maintains records of deeds, mortgages and other property documents. Counties also conduct tax sales to recover delinquent taxes. There are two types of sales: the upset tax sale and the judicial (or free and clear) sale.
Where to Search
- Recorder of Deeds: Use the county’s online search to find deeds, mortgages and satisfactions. Searches can usually be performed by name, book/page or instrument number. Some counties use the Pennsylvania Land Records site.
- Tax Assessment Office: Provides parcel information including ownership, assessed values and tax status.
- Tax Claim Bureau: Manages delinquent taxes and publishes lists of properties scheduled for upset and judicial sales.
Steps to Locate a Deed
- Determine the county where the property is located.
- Search the Recorder of Deeds index for the grantor or grantee’s name.
- Review the deed image and note the book/page and recording date.
- Obtain a certified copy if you need an official record.
Pennsylvania Tax Sales
Pennsylvania first offers delinquent properties at an upset tax sale, where the buyer takes title subject to mortgages, liens and other encumbrances. If the property does not sell, it proceeds to a judicial sale, which wipes out most liens and conveys the property free and clear. Research the type of sale and lien status before bidding.
