Illinois Property & Deed Records
Illinois property records are recorded with the Recorder of Deeds (or County Clerk) in each county. The recorder maintains deeds, mortgages and liens, while the assessor keeps property characteristics and tax values. Illinois counties sell tax lien certificates on delinquent properties, giving investors the right to collect back taxes and, after a redemption period, deed the property.
Where to Search
- Recorder of Deeds/County Clerk: Search for deeds and liens by name, property index number (PIN) or document number. Some counties provide free images; others charge a fee.
- County Assessor: Use the assessor’s website to look up the PIN, owner name, assessed value and tax amounts.
- County Treasurer: Oversees property taxes and sells tax lien certificates at annual tax sales. Lists of parcels and bidding rules are published ahead of the sale.
Steps to Locate a Deed
- Identify the county in which the property is located.
- Locate the PIN via the assessor’s search.
- Search the recorder’s index using the PIN or grantor/grantee names.
- Review the deed image and note recording details.
- Request a certified copy if necessary.
Illinois Tax Lien Sales
Illinois sells tax lien certificates rather than deeds. Investors bid on the interest rate they are willing to accept; the lowest bidder wins the certificate and receives a lien on the property. The property owner has a redemption period (usually two to three years) to pay the taxes plus interest. If redemption does not occur, the lienholder can petition the court for a tax deed.
Register with the county treasurer to participate, and research each parcel for other liens or issues before bidding.
